Since the project site is situated five (5) feet below the level of the approach road, the residents have been repeatedly subjected to severe flooding during every monsoon, resulting not only in heavy financial losses but also in serious health hazards arising from the mixing of sewage water with rainwater.
This problem has been further aggravated by the construction of several high-rise structures in the surrounding area, which have altered the natural drainage system and thereby increased the incidence of flooding.
Simultaneously, the structural quality of the existing buildings has substantially deteriorated due to aging and prolonged exposure to weathering, rendering them unsafe and unfit for habitation.
Therefore, the apartment owners have collectively resolved to undertake the redevelopment of the apartments in accordance with the provisions of the Tamil Nadu Apartment Ownership Act, 2022.
Accordingly, a Special General Body Meeting was held on 03.08.2025 to pass a resolution to redevelop the apartments as required by rule 9(1) of the Tamil Nadu Apartment Ownership Rules, 2024. The meeting was attended by 531 out of 634 owners, accounting for 83.75% participation, which is well above the statutory requirement of 66.67% for a Special General Body Meeting, as mandated under Rule 9(1) of the Tamil Nadu Apartment Ownership Rules, 2024.
The participants unanimously resolved to undertake the redevelopment of the project, comprising 634 apartments originally developed by the Tamil Nadu Housing Board. It was further resolved to engage a consultant/promoter and to authorize the President of the Association to submit the prescribed Forms under the Act, along with the requisite documents, before the competent authorities.
In pursuance of the resolution passed in the Special General Body Meeting, 498 owners have given their in-principle consent for redevelopment and the consent received from these owners were filed along with Form-I prescribed under the Tamil Nadu Apartment Ownership Rules, 2024 has been duly submitted before the Chief Planner, Area Plan Unit, Chennai Metropolitan Development Authority, on 21.08.2025, in compliance with Rule 9(2) of the said Rules, for further action.
Now, the process to invite consultant/promoter through newspaper advertisement is being undertaken to prepare the Detailed Redevelopment Report and Redevelopment Scheme.
